ARV (After Repair Value)
The estimated market value of a property after renovations are completed.
Asset-Based Lending
A loan process that focuses primarily on the property’s value and deal metrics rather than the borrower’s personal credit. While repayment ability is considered, loan terms are mainly determined by the asset and overall deal structure.
DSCR (Debt Service Coverage Ratio)
A type of investment property loan that qualifies the borrower based on the property’s income potential instead of their personal income or credit history.
FHA Cap
The maximum loan limit that the Federal Housing Administration (FHA) will insure for a given county. You can check your local limit by searching “FHA Mortgage Limits HUD.gov.” The FHA is a U.S. government agency that insures mortgages to promote affordable homeownership, especially for first-time and moderate-income buyers.
Fix and Flip
A real estate investment strategy where a property is purchased below market value, renovated, and then resold for a profit.
Hard Money / Private Money Loan
A short-term, asset-based loan typically used by real estate investors. These loans are secured by the value of the property rather than the borrower’s creditworthiness. They are known for fast approvals, flexible terms, and accessibility for properties that traditional banks often will not finance.
Collateral DNA Report (CDNA)
A detailed property valuation tool based on public records and appraisal data. It provides insight into a property’s value, market conditions, risk factors, history, and neighborhood trends. The CDNA Report is a cost-effective alternative to a full appraisal and can help investors decide whether to proceed with a deal.

What are the benefits of private money lending?
Private money lending offers speed and flexibility that traditional banks cannot match. Closings are faster, loan terms can be customized, and there are options for properties banks typically avoid. Premier Capital Investments also offers 100% funding through joint venture and split-equity partnerships.
Are you a lender or a broker, and are there fees?
Premier Capital Investments operates as both a direct lender and a broker. When we don’t lend in-house, we use our nationwide network of private lenders to secure the best fit for your deal. Standard loans include a 3% broker fee. For full financing, our joint venture program can cover purchase, rehab, and closing costs.
Do you lend on owner-occupied or consumer residential properties?
No. We fund business-purpose, non-owner-occupied investment properties only. We do not offer consumer residential mortgages.
Is there a minimum credit score requirement?
When partnering with Premier Capital Investments on a Joint Venture Split-Equity deal, there is no minimum credit score requirement for Fix & Flip projects. A credit and background review will still be conducted, and your overall profile may influence the rates and leverage offered, but deals are primarily evaluated based on the strength of the asset and the investment opportunity.
Do I need prior experience to qualify?
No. First-time investors are welcome. Experience can help streamline processing and improve loan terms, but it is not required.
How do you decide the amount to lend?
We base our lending primarily on the asset and deal metrics. For Fix & Flip or Bridge loans, funding is typically up to 90% of the purchase price and 100% of rehab costs, capped at about 70% of the ARV. Joint venture loans can provide up to 100% of total project funding, including closing costs.
Can I get 100% financing?
Yes. Through our Joint Venture (JV) Program, we can fund up to 100% of purchase, rehab, and closing costs, as long as the total remains within 70% of the ARV.
What does “True 100% Funding” mean?
It means we can cover all project costs purchase, rehab, and closing under a joint venture agreement, provided those costs stay within 70% of the property’s projected ARV.
What is the Joint Venture (JV) Program?
Our JV Program is for contractors and investors who want to grow wealth through partnership. Contractors still receive their standard contracting fee, and profits are split at sale with no hidden terms or experience requirements.
Who qualifies for the JV Program?
Any contractor or investor who is motivated and reliable and has a good deal under contract can qualify. There are no credit or experience requirements.
How do I get started with a JV deal?
Submit a property under contract or purchase one of our high-equity off-market leads. We’ll review the numbers together, agree on scope, budget, and profit split, and fund the project. After completion and sale, profits are split as agreed.

How long does it take to close on an investment property?
With complete documentation, we can close in as little as 14 business days. Most loans close within about 30 days. Experienced borrowers who can expedite paperwork may qualify for faster closings.
What are your loan terms?
Loan amounts range from approximately $30,000 up to the FHA cap for the property’s location. Rates start around 7% interest with 0–5% origination and no prepayment penalties. Terms are 6–24 months for Fix & Flip financing and up to 30 years for Buy & Hold or Refinance loans.
Do I need an appraisal, and what does it cost?
Yes. Appraisal costs typically range from $400 to $700 depending on the property and location.
Do I need a licensed contractor’s bid?
In most cases, yes. We require an itemized bid from a licensed and insured contractor to ensure accuracy and proper budgeting.
